yep. just think how annoying if we'd be doing bits of work through the summer,

carpets have been ripped up and are now in the front garden. floors mopped. it had been a nice day with all windows and doors open so everything is drying out nicely. floor under the carpets is sound.

thank to gill g. for her help. we now have a kettle up there and i had my first cuppa at the bungalow. Poor Di was never a good host!

gill and i soaking wet, just about to get myself in the bath to warm up and then get dry.

Apart from the shock, don't think much damage has been done (hopefully). a few sunny days with windows open and then get some heat going.

the latest thought is debating whether to demolish the large bedroom to make it into a 1-bed bungy with room for access to the back garden. It opens up the possibility of further development at a later date...... not sure if it can be done or how much but we will look into.

Oh no, That's a blow. Thank goodness you hadn't furnished it yet, you could have lost the lot.  :(

Have you checked through the policy to see if they might cover it though?  I know the property was unoccupied but I've never turned my water off at the mains when I've gone on holiday and it wouldn't occur to me to do so.

in hand. its with the solicitor. we spoke briefly and it says empty property- heating on and mains off.....

 :omg: what a nightmare  :( :( :(

I wonder if there's a silver lining to the cloud though, can you claim on the insurance to rectify the damage?
